How to read this
Available is the most a lender may let you draw at your chosen combined loan-to-value (CLTV) cap, after your existing mortgage. Prudent is the same math at a conservative 80% — the line many borrowers are better off treating as their ceiling. The bigger the gap, the more "borrowable" doesn't mean "advisable."
Equity above your CLTV cap is locked: real, but not accessible through a HELOC without a higher cap (which usually costs more in rate).

- Mortgage balance(s) — every lien on the home today.
- Target CLTV — the combined loan-to-value ceiling; 80% is the common prudent line.
